good morning all!! i have fell pretty hard on times...make a long story short...i'm 3 months behind on mortgage payments, i have a 30 year fixed with chase.. with 24 years left to pay.. but i'm behind and can't get caught up it seems while in chapter 13 (2 years and 3 months into chapter 13).. Is there any way while in chapter 13 your mortgage company will help?

If you have stayed current on your mortgage it might be worth looking into - USDA offers a streamline which some banks may only want to see score and mortgage rating. B ok, i haven't missed a payment, all on time also..just cc bills.. thanks -
well, i have a usda loan at 5.25% which i got back in nov 2009...at that time that a was decent rate...now i'm getting calls from my mortgage company about refi as low as 3%.. however the bad news is, my credit was untarnished back in 2009 with all scores over 720...now i have scores all sitting in the low to mid 600s.. Some major stuff has came up in the last 2 years that put me behind on cc payments so a couple of them got charged off... I guess my question is, is it even worth it for the mortgage to pull my credit and try or not? I'm guessing my score is to low and have some neg accounts on my CR so my rate is prolly as good as it gets until i get everything straightened out..

found a car, it is a 2001 honda prelude type SH.. it has 97k on it, no accidents, 2 owner car.. in good shape, dealership was asking 10,900 (LOL) i talked them down to 6800 (took 2 days). i put down 2k on it, financed 4800, with 8% interest.. should only take a year to pay off.. the car should last at least 5 years or more.. thanks

short story, i just bought my 2nd home in nov of 2009, my credit is perfect. its around 720 fico on tu and eq.. i sold my last car so i could afford my house.. I was just driving my 96 civic that i've owned for 14 years, its now starting to poop out on me.. my dti with the house is 38% percent.. i don't want a new car.. i just need a loan for around 6k and i have around 2k to put down. how can i do this? who can i go through on this? thanks james

i told my lender today where it came from, she wrote a letter stating it was from a sale from craigslist.. i'm guessing its ok..

have to print off a copy of the earnest check that cleared, and they want proof of a 525 deposit i made on 10/1. (which was cash from a sale from craigslist) i have no reciept or have no idea how to get a hold of the guy that bought the items from me.. i got the earnest check printed, but how do i explain the 525 deposit? it was cash from a sale from craigslist. i sold 4 tires and wheels off my car i just sold.. took the money to the bank and deposited it. i don't have any other type of proof.. i can't get a donor letter or receipt.. what do i do?

i did ask my mortgage broker today about the turn around time on usda, she said they are quick... not sure how quick, but i mentioned on how slow i heard they can be, and i said is Nov 20th still good for closing, and she said yes without hesitation. so i'll keep my fingers crossed. she found out within 30 minutes if the property i was going to make an offer on was usda eligable or not by emailing them.. it seems normal here.. she closed an fha loan in 2 days last week.. so it seems she is good... this also happens to be my ex g/f... so who knows -

ok, so i'm doing a usda loan also, my mortgage broker has me closing on nov 20th, that is in 3 1/2 weeks.. i have no idea if its possible from what i'm reading on this thread, but i have my fingers crossed.. btw i'm in missouri -
the seller bought the house brand new in 2006 and lived alone.. he paid 136 for it, listed at 134.. sold at 131,500.. now does the 1,000 dollar earnest check i wrote today go towards the final sale?

ok, so realtor called back at the seller sent in two counteroffers.. the first one is 130k and will pay for nothing else, or 131,500 and will pay for 1500 closing and 500 home warranty... I took the 2nd offer... whats another 1500 in a payment.. i was thinking i would end up doing 130k max..

i'm a second time home buyer, so i can't go that route with the 8k. i just hope they counter something reasonable. and hopefully they do counter something. my broker told me that my interest rate would be around 5.25 percent. and on 130k with escrow payment would be around 930 a month. I did throw in a 1 year home warranty with it which will cost the seller 450 bucks.. I don't think it to much of a lowball offer, i just wanted to offer a little lower so i had room to negotiate.

found a home, looked at it 3 times in the last 3 days, i looked at another 12 houses to make sure and kept going back to this house.. The house has only been on the market for 7 days, its listed at 133,900.. i offered 128k plus 1500 in closing costs. How does this sound on a first offer?
