  1. I agree with Jaymes above. You need to check with the clerk or your credit reports and see about a money judgment from the eviction hearing. In MI, because you showed up at the eviction hearing, the landlord would have gotten a money judgment against you. Here the judgments are 10 years and renewable for another 10. MCHB

  4. I have numerous 30 year fixed rate loans on investment property (single family homes) with credit unions in the 7% or less range. Credit Unions can certainly do fixed rates for longer than 12 year. FYI, these were originated in the last 2 years. I agree, shop around. MCHB EDIT - typo
  5. Just to update everyone. Had to call local Biz Development officer at a local branch to find out. We were renewed. They didn't ask for anything from us, no P&L or other financials. I'm assuming they pulled credit. I'll post what they pulled when I find out.

    Can't speak to the day's late calculation, but Advanta did change all their mailing addresses, including where to send payment. First notice of the change was on the statement when it changed (ie no advance notice) and they are "forwarding" mail from the old address to the new address - they are not leaving 2 payment addresses open for a period. What this means, if you are doing a recurring autopayment from a bank, send payment an extra 7-10 days early if you haven't updated the address. Otherwise, they hit you with late fees. edited for typo
  7. At least here in MI, the unpaid water becomes a lien on the house and rolls into the taxes. Don't pay the taxes for 3 years, and the county forecloses. Here, they won't bring in a debt collector b/c it's cheaper to roll to taxes. Hopefully someone from CA will speak up. MCHB
  8. I just received the notice in the mail today. As my traveling is down significantly, the $65 is just too pricy and I'll be looking to switch cards. I just called Amex and the rep (if she can be believed) stated that I can switch to any product that on the credit side. I have another 6-7 months before the annual fee hits, so I've got some time to figure out what best suits me. MCHB
  9. We have Swift. 12-18 months ago they tried to rate jack from 4.25% to something like 9%. We were close to max on the line. We rejected the rate jack and told them to close the line. We went back to 4.25% but the line shows credit available. We've been paying slightly above the minimum so there's not much available, but it looks like they never closed the account. I've been kind of scared to call and ask them about it, but with the above post, it looks like it's hard to use since I'm pretty sure I shredded the card. Thanks for the post about the checks no longer being valid. I won't try to use. MCHB
  10. My company has a $50k LOC with NatCity, now PNC. Drew down all of it about 2.5 years ago on their fixed rate/term option (ie I was able to lock in a rate and 60 month term). We now owe about $30k on it, we are current and always have been. I have received a letter that this LOC, now that PNC owns NatCity, has a maturity date in November and they will review the account to determine whether or not to renew the LOC. Has anyone else received such a letter, have you been throught the review? I'd like for it to be renewed, but if it's not going to be renewed, we'll borrow the whole thing back. The local bankers know nothing as they are all ex-NatCity bankers and seem to be on the outside looking in. Thanks, MCHB
  11. In MI, it's about 50% more expensive than it would cost me to insure personally. The insurer insures the drivers - we had one potential driver who was uninsurable due to his driving record. Needless to say he didn't last.
  12. Definitely DV. However, when looking at state rules/laws, read them completely. Here in MI, if you don't provide written notice of the NEW address a landlord does not have to provide a breakdown of the damages in the standard 30 days. What this means, is that a landlord can take your whole security deposit and possibly charge you anything over and above without documenting. However, I bet that a DV will uncover that the CA has no documentation, so that's your best path. MCHB
  13. My BankAtlantic card does not report to personal. Had it about 3 years.
  14. We get these letters about every 3-6 months, regardless of whether or not we have been applying for biz credit. I firmly believe it's just a marketing technique.
  15. We just received an increase from $20k to $25k on our HD card. I filled in the form online and about a week later we had our increase. We put somewhere between 1500 and 3k per month on the card and always PIF. It was painless. We do have other $25k lines reporting on D&B so that may have helped. MCHB
