  1. hey mike - i 2 used shane for the purchase of my home in ga and i echo your statements about his abilities and professionalism!!! I highly reccommend Shane to all looking for a broker....also, i noticed i own the exact same entertainment center as you do, lol, and i have to ask you: is it not the worst pc of furniture to move or what? I almost left mine last time i moved due to the fact i have almost ruined my back moving the darn thing. Anywats, thought I would jump in and give Shane a pat on the back for another job well done!

  4. I want to thank Liverichly (Shane) for being the thorough professional that you are. I followed Shane on this board for some time before askign him to be on my homebuying team. His reputation was fantastic before and even more so upon my closing which occurred TODAY!!! As I had a BK less than a year old, it was a challenge to find competitive rates. Shane not only found competitive rate but even went beyond what I thought possible. But that is just part of the story. From day 1, Shane was open, honest, and very prompt about communicating. He spent many hours on the phone and emailing to answer each and every one of my , at times, stupid questions!!   5. I will try and keep this brief but I have been anxious to post this for sometime and today is the day! My story- Attempted to obtain mortgage in spring of 05. Turned down. Horrible credit. CA calling day and night. Mistakes of the past catching up with me. 1 new baby and 1 on the way (blessing-lol). Found CB in May05. Started research, realized BK was the correct route for me to go, though it was stressful, CB helped me along the way. Thanks radi8 & pryan, etc... Got thru the BK, discharged in 8-05. Scores in the high 400's low 500's. Started to work my CR's. Followed the advice of many poster's. Thanks Whychat, Breeze, Peekaboo, Smush, etc... With the help of you and others, scores raised to 620 by Jan06. Researched mortgages parrellel to work on cr's. Made contact with Liverichly from the Mortgage Forum. He was/is incredibly effective, professional, honest, and truly is the most concentious Broker a person could ever have! Continued working on scores, Liverichly found right mortgage product for my situation. Scores arrived at mid 667 in Mar06. Found house, made offer, offer accepted, mortgage app. taken, mort. approved. Closed TODAY!!!! CB Team, Thanks to all of you who over the last year have made this dream come true! Thanks to Liverichly for making the homebuying process go so smooth and for being the Professional that you are. Of course, I had good motivation over the last year and it was my 3 kids, 1 19months, 1 7 months, 1 8 years. Whenever I got tired of disputing or working 2 jobs (2nd job payed for BK and my CR work), I simply looked at them as I knew they deserved the simple pleasure of being able to run out the door and play in their yard. Without all of you, today would not have been possible. Thank you for your advice, Thank you for your time, Thank you for helping this real life dream come true!
  6. i owed over 7k in back taxes, int., and penalties in 04. Went on the payment plan which i negotioated to 100 per month (the lowest i believe) and then had refund for 04 and 05 used to pay off the debt. The nice part --- my refund for 05 tax year was enough to cover the balance owed and get a little back myself but i was successfyull in getting the irs to remove the panalty portion of the balance due and the result was a very large refund (8k) for moi!! Now my point, throughout all of the above, i met personally with the irs at a local office, and i must say, not only were they very agreeable, it was downright pleasant (lol). Thy lowered the installment agreement to 100/month on the spot, then took about 3 weeks, and removed the penalty portion. I commented to the rep. that this experience was much different than i had expected and she told me that they are very cooperative with taxpayers who take and active role in fixing the problems, paying when you say you are going to, meeting with them to discuss option, etc. Just my .02.

I said the process is filthy.. if you want to consider yourselves filthy.. then be my guest... You did? Where? I do not see the word "process" at all in your post? I am done with you and your selfgratifying posts. Looks like you got what you deserved krish, did you deserve what you got?

  9. Krish, Who's rambling? What does: "I would consider BK is filthy than a paid CO than a unpaid CO..." mean? I take it to mean that you consider a BK as somehow morally less superior than a CO. This truly shows where your hostility is coming from. I have followed the thread, but your posts are hard to follow but on review, I am somewhat happy I do not what you are talking about 50% of the time. Just keep thinking your superior while those of us "filthy" bk'ers will be getting better cards, mortgages, etc. than you!
  10. You are correct Krish, I referenced the OP above and should have referenced Rickieracer (RR). My apologies for the inaccuracy. But in regard to the rest of your post---what buck am I trying to pass? As far as answering anything--I think Peekaboo answered all aspects of your original question better than I could. As far as contradicting, It was my desire to contradict the presentation by RR that a CO was better than a IIB without any facts. Remember I posted that upon discharge my ficos were raised by 150 points across all 3 cra's within months. Before they were IIB's, the TL's were CO's. As far as my writing being CRAP in your opinion, I think you sound a little bitter that you paid your CO's and still cant get anything but Orchard CRAP, while I am getting all the prime CRAP my heart desires.
  11. Thanks peek for pointing out what the OP is blatently wrong about - point by point. RR, take your dose of reality like a champ instead of a chump. You know you inserted your personal opinions in your thread, peek identified each and every one of them. Learn the lesson of: don't present your opinions or what you heard as fact because, as you say, there are many new members here that might interpret YOUR inaccuracies as truth. AND, that would be detrimental to them and the board. Anyways, thanks again peek for keeping it real, and those who are in a position that BK might be the best solution, please do not let this thread take this option out of your arsenal. BK is a last resort, but it is not the kiss of death that many would semingly like it to be. It is simply another LEGAL tool to utilize in your battle to improve your personal financial position. BK comes with pros and cons, just like paid or unpaid CO's, just like judgements, etc..
  12. Try a local broker first........explain the situation and let them work for you so you don't get a lot of credit pulls. I am surprised the bk came into quesiton--i just got an hoi quote with no problems from the bk---allstate in ga. this was after they pulled a soft to get ins. score.
  13. i filed bk7 less than a year ago and have since raised scores over 150 points on each CRA. Its funny because i worried at that time for nothing---bk was the best decision i ever made, hands down. I am now able to get all the credit i need , both cc's, and mortg's. Did i feel good about bk- no!, but it was a business decision. Its hypocritical for some posters on CB who exploit the legal avenues to assist in their credit cleanup , ie "B", the citi or amex dance, etc.. and then try and get holier than thou to BK'ers even though both are legal. It is also damaging to present info., like the OP, that is blatently wrong. Just my humble opinion.
  14. Delaware has state laws allowing for the breakage of leases for job transfers and home purchases. I lived there and utilized the laws with 2 leases.
