Do you know anyone who may have been a victim of pay-day lending? If so, please consider helping get the word out about this settlement. We have until October 1 to empty the pot of $7.5 million and get it in the hands of claimants. Many borrowers are believed to be low- and medium-income families and there are expected to be several victims in immigrant communities throughout California. A big chunk of Money Mart's (also called Loan Mart) customer base are in the Central Valley, Greater Los Angeles, Sacramento areas as well as San Francisco. This settlement could mean up to $1800 for each family. We don’t have in other languages yet, but I have asked. See attached information and please spread the word! Thank you! http://www.news10.net/rss/article/206044/2/Settlement-with-payday-loan-companies-pays-7M-to-thousands-in-Calif

Third-party disclosure. I sent a collection letter with a demand for payment in the amount of $5k. Every time I call to speak to their attorney, someone magically hangs the phone up on me. I am beginning to feel like a dirtbag collector because I am now doing collection calls to them. I am following the FDCPA and sending a dunning letter 5 days after my phone call. (I am getting a sick pleasure out of doing this, I must be bored)

I just got off the phone with this piece of work. Something along the lines of process service, speak to my supervisor, etc. Upon asking for validation of the debt, a bill a letter, etc, this person gets defensive! Huh, so I go to ripoff report by plugging in their number and find that they are misrepresenting themselves as a law firm Mitchell and Associates and have been named in a number of scams. After faxing over my cease and desist letter on telephone communications. I have also reported them to South Carolina Attorney General and California Attorney General. Here is the pertinent information on these people: ARYCA SOLUTIONS, LLC 1750 Hwy 160 W Suite 101-313 Fort Mill, SC 29708 980-321-9500 - Office 855-619-0700 - Toll Free 704-973-0617 - Fax collect@arycasolutions.com Now they left a voicemail on my co-workers line and I have both voicemails. How can I leverage this for a payout?

Thanks for the good words. Now it is time to max out and buy home improvement stuff.

It is always good to have a contingency plan however you should push to make VA work - No down no monthly PMI it is the better option. There are a lot of homes that will work - you may need to be more picky or find a bank that is willing to work with you - a short sale may be easier because you still have the seller involved - if they want out and a little money will make it happen they may be willing to accommodate any issues - B I am now a homeowner, we got the keys. After a grueling underwriting process, my VA loan was signed and funded yesterday. I am so grateful for all of the education and knowledge that has been freely posted on this forum. The journey was full of hiccups and some of my mistakes but it is now done. Home loan: $172K 30 year fixed Rate: 4.2% midscore experian: 657 Job: 10 yrs monthly payment: $1275.88 (Principal, impound, HOA) I am delirious.

I am sorta in your situation but I have a VA loan. It is not the money down that is a major issue but the fees such as inspection fee, appraisal fee, earnest money, etc, etc, etc. Make sure you have a couple thousands stacked up for these fees.

Okay, after dwelling on this for awhile, I pulled the trigger and decided to apply for a pre-qualification for a VA home loan. My Ex is frozen, but my tu is 693 and my EQ was 634 (not sure what this is about). I have a bk from 05 reporting on TU and EXP. Pre-approval comes back at $260k (based on my income only, dh scores are bad) Searching for properties up to $220k with seller paying closing costs. With the VA requirements of sec 1 & 2 clearance, foreclosures and short sales are almost a no go. This is hard since the market in Cali is comprised of mostly short sales and foreclosures. (la sigh) My husband and I saw over 5 properties, but have placed bid on a property in Vallejo for $200k just this Friday. The house is nice and works for a family of 4. I am wondering if I should possibly look into a FHA loan as a good alternative? Maybe this would open up more properties for me. I am nervous and just second guessing myself.

In the course of my day gig, I send cases for service all the time. I would be super pissed if the process server called the person I was trying to serve. This would give the defendant enough warning to dodge the serve. I had a similar thing happen to me last month or so, they called my supervisor and basically violated the FDCPA all over the place. I was pms'ing and started calling them back over and over again, I asked for their reg. agent in California (clearly they were not registered in CA), I asked for the validation of the debt, they hung up on me. I asked for their physical address and sweetly explained that I was going to sue the hell out of them. The young lady on the line called me a mouse and hung up on me. Every time I call back, they hang up the phone on me. I am such a stinker and I get a kick out of reverse harassing these clowns. I did file a FTC complaint, a complaint with the CA AG, and the IL AG. I believe it is one of those online payday loan co that is way past statute and illegal in California.

Depending on the county the property is located you can look up liens and their subsequent releases via the county recorder for each county. In most cases all you need is the apn number.

First, a subpoena cannot be served to you via email. If so, any nutcase litigious crackpot would do it. If a subpoenaed is served, it is via a court case and you would have been served for court. All corresponding docs would reference your court case. This is a scam..get your system cleaned asap. -
The journey begins. I got my pre-approval letter for $260k. The lender wanted to count my childcare which would have reduced me to $220k, but the grandparents help with this expense. My LO is with Veterans United. Anyone ever dealt with this group? My husband and I have seen a couple of properties that are in the 208-214k range that we like. The termite clearance is the only thing that is concerning me at this point.

If you go to http://www.benefits....eligibility.asp and sign up at the ebenefits website, you can actually print off your certificate of eligibility. I don't believe you need much information, just basic (like name, SSN, etc) for registering and getting the certificate. Based on what we can comfortably afford and not be house poor, we have been pre-qualified for $250k @ 4.375, the LO said he was quoting it higher just in case rates change. Meaning the rate is not locked. I am also awaiting my packet to gather my stuff. Fortunately, I am anal about my tax returns, W2's, paystubs and have them cataloged in a binder. I also have LOE for some of the crap on my report just in case the UW needs this information. I just printed off my statements for my 457B and my CALPERs retirement..anything else I need. approved for 250k on a combined yearly income of 122k? Or was that just your income? oh, I wish our income was $122k, this would be a non-issue if this was the case. WE are just shy of under $100k combined. The income above is just my income alone. Ah ok. I musave misread your initial #'s. My GF and I are looking to buy a house as well and our #s are similar to yours which is why I asked. Wish we could find a house for $250k around here tho Good luck in your journey and be sure to post updates!! I'd love to see them You were not incorrect, my husband income cannot be counted in the equation since he will not appear on the loan. Only his debt. Both he and I are putting money in 401k's and 457's so it feels like it is under the 112. It does not feel like we make this much. So many expenses for the kids it gets ridiculous. LOL!
