Hello, We purchased our home in 2012 at a rock bottom price. Based on recent sales in our neighborhood, we feel we have 100,000 in equity. Our current loan is an FHA loan at 4% interest. First of all, we need to refinance to get rid of the PMI. Second of all, we are really interested in getting a pool built in our backyard. Can anyone give me some guidance on how to do a refi to pull some money out for a pool, if we decide to get a pool. Otherwise, a recommendation to refi and get rid of that darn PMI. Thanks!

Wells Fargo still not reporting after 3.5 months.

It took three months for our Wells Fargo mortgage to start reporting too. -
We have had a very ambitious year! Beginning in June 2011 we began our journey to purchase a home. In the meantime, we learned so much from all of you about the process, my friends in the credit forums about repairing my credit, and Dave Ramsey taught me how to budget. It was not easy, facing my problems head-on, sticking to the darn budget (so hard at the grocery store). But, finally, I can say WE DID IT!! We are signing our loan docs tomorrow. My Christmas ornament for the year was a decorative key. We hung the key in the kitchen. It was a reminder to us, as we walked past, to continue our path, keeping pushing ahead to our goal of our new home. A reminder that we needed to stick to that darn budget, that we really did not need to eat out. I honeslty think it will be one of my favorite ornaments in life, for I will never forget this time in my life and the support I received from all of you. Thank you!!!! My underwriting process was amazing quick and we had an amazing LO. She appreciated that I had "all my ducks in a row" so to speak. Prior to our first visit I estalished a binder with tabs for absolutely everything she would be asking for. The binder contained two years state and federal taxes, two years w-2's, two months paycheck stubs, two months bank statements, landlord contact information, employer contact information, retirement account statements. I was not asked to provide them with any additional documents. I highly recommend it!

My LO was always very prompt getting back to me. I do not think it is normal that you are experiencing this type of problem.

Heard from my LO today with good news! She heard back from underwriting and we are approved with just one condition. We had a foreclosure in 2008 and they just wanted to verify that deed/foreclosure date on our previous home. I am so relieved. We had a few collections that are pretty old on our reports but they totaled under $800.00. We were expecting to have to pay those off. It is just a relief to know we are truly approved. The underwriting process began for us last Friday. I think it was relatively quick.

I have been having problems with Equifax all week! I was so frustrated that I finally called the customer service line. The rep told me that I shoud not try to pull my credit report and score daily. I told her that is what I pay for! She said "we are having technical difficulties". I was so annoyed..I replied "I do not pay for technical difficulties!" I then spoke to her supervisor who tried to tell me that if I pay $3.00 more a month then they can pull my report and score right now. I explained that I am in the middle of an escrow and I need to monitor my report daily and I am not paying a fee for their technical difficulty. He then offered to credit me for two months charges and called me back a few minutes later to tell me they fixed it. I have encountered the error twice since then. I am going to give it a day and call back if it is not fixed. Good luck to you all!

So it did not keep you from closing all together? It is not a big deal to pay the money, it just could have all been prevented had Enhanced Recovery actually contact me as they are required to do so. I am just afraid the lender will see the new collection when they pull my credit again at the end of closing and that would stop everything!!

I did some research today.This collection is four years old and was previously being reported by AFNI. I disputed and they dropped it from my reports. Now Enhanced Recovery reports it and reages it. Brian, do you know how this would work with an FHA loan. I have my old reports/notices from AFNI showing the collection is four years old. I just wonder if it will hold up my escrow since it it now popping up and trying to appear as a new collection, even though it is not. I would ask in the credit section - you are more likely to get an answer about this there. B

I had a collection for $147 with AFNI. I disputed back in January and it fell off of my reports. Now out of no where another company (Enhanced Recovery) is reporting this to Experian. Enhanced Recovery never sent me a dunning letter either. I am desperate for help. In the middle of escrow and need this off of my report. Someone said to send DV letter, looking for help with wording. I am just paranoid of doing/saying the wrong thing and realy screwing up my escrow. I sincerely appreciate any advice.

My AFNI went away a few months ago too. The small debt suddenly appeared on my Experian report again under the name Enhanced Recovery Associates. No dunning letter!

I am going through the same thing. We are preapproved for an FHA loan and scheduled to close July 18th. I am completely not sure what to do either. Our LO said she would pull our credit again before closing. Any suggestions? It is a $147 collection that is at least four years old. Never received a dunning letter from Enhanced Recovery. If you're going USDA Direct, I would just wait until the underwriter says something to you. If you can show that this is the same account (Midland should be posting OC as Verizon) then wait and talk to the underwriter. If it's an issue, I'm sure you'll hear!

I am in escrow now (received preapproval) been in escrow two weeks. Got a notification through Experian that I had a collection. Logged on and it is Enhanced Recovery. I did not receive any type of dunning letter, or I would have just paid the damn thing. It is a $147.00 AT &T bill from a few years ago (probably four). It was previously on my report at AFNI but it went away. I do not know what to do. They are going to pull my credit again before closing. Would it be best to just call AT & T and ask to pay them directly? I just do not know what to do and I need this collection gone immediately!!!. Please help!! I am set to close in mid July.
