  1. How does it work when you are buying a home? Do I get quotes and pay for the policy and bring proof to closing? Do I pay at closing?
  2. I just signed a purchase contract on a new home in Franklin Co, PA. I am moving there from MD (its about 1 hour away). I am going to keep my job for now and commute until I find something up there. I have never moved so far away so any advice is appreciated. Should we hire professional movers or try to save and do it ourselves with some friends?\ How do I find out what the cable company, phone co, etc are? I am just so excited I can hardly sleep Any things to consider when moving out of state?

  5. Hi- I am house hunting this weekend and have a few questions about the earnest money deposit. 1. How is the amount determined? By the buyer or seller or both? 2. When is it given? With the offer, when the contract is signed, or when? 3. Is it always required? I have the money for my deposit in a trust set up for me. To take money out requires my signature as well as the person in charge of the trust (my father). He is out of town until the 10th of June. Would I have to wait to make an offer or could I write a check and let them know the transfer of funds will take place on the 10th? Thanks
  6. How often do things fall through at the last minute? For the brokers- is it rare for a deal to fall through hours before closing and never recover? We are selling a relatives condo (which is where I am getting my down payment for a house from) and we were scheduled to close Fri, then Mon, and Today. Unfortuatley I dont have details but it has to do with the lender. I am just curious if it is rare to fall through at the last moment.
  7. This may be the dumbest question- but how much would it cost to install central a/c throughout a lets say 2000 square foot home (basement and 2 levels)? We are looking at houses to buy but some we like only have window units and I need my central a/c.....
  8. I just used my debit card at Avis last week. They put a hold for $300 on your account. Luckily I have BOA where the hold dissapears after a certain amount of time. And when I returned the car the charges were sent to my card. I am in MD>
  9. I dont have experience with this but as a parent I would tell you to hold her back if your gut tells you to. I would rather have my child a year behind and ahead of the class, then struggle to keep up. My daughter is in first grade and I can tell you it is a lot different than kindergarten. Several parents in my daughters school held their kids back last year for the same reasons. I would think it would be easier to do in Kindergarten rather than when they get a little older. The kids that young dont really understand why so and so is in Kindergarten again. You are a wonderful mom for even thinking about this so much. You did not fail- not at all. You are just trying to have your girl be the best she can be. Go with your gut and trust the teachers. Education is so important- make sure she is able to thrive. Poor grades and performance can lead to other problems down the road (low self-esteem, depression). You are in the right direction and I think you are a wonderful parent for caring so much!!!
  10. Short Version: Had medical probs last month of pregnancy (Jan) and was hospitalized. Had baby in Feb. Only 6 weeks of work was paid so I missed 2 payments. After my first paycheck from work, called and paid entire balance ($450). They were not reporting late until now. They are reporting 60 days late for March. I paid towards the end of March so the balance is not reflecting yet. Will they remove lates? How? ANyone have experience?
  11. In college I worked at JC Penney- we got 40% off of anything we could wear to work- suits, shoes, etc and 15% off everything else. Now I work for a community college and we get free tution for us, our spouses, and kids. So my kids will be going to a community college for the first two years tuition free!!! We also get gym memberships reimbursed (as long as we go more than 10 times a month).
  12. I am in the same situation. I was 60+ days late due to my baby being born and expenses incurred. I owed $400. It is reporting as current as of Feb, 2006 (it was actually 30 days late then). I paid it the other day. I dont know when they report but know for a fact I was 30 days late and it was reporting as current. My mortgage broker says they report the very end of the month. I am going to keep my mouth shut if and until I see they changed the status. If they report for March in the next day or so, I am current and they may report as such. I dont want to alert them to the fact I was 60 days late and it is not reporting. You must be 90 days or so past due for them to close your account. If they are not reporitng that way you need to western union payment ASAP so they dont report it as a charge off. You did give me hope though that since I am current now, when they update it will just say that
  13. Here is my situation. I have a generic pre-approval for a home. I will be making a cash downpayment of 30%. This cash is coming from the sale of a deceased relatives property of which I am one of 3 beneficiaries. That property just went on the market, however there are several others exactly like it (its a condo) out there that have been on the market a while. My current lease ends June 30, although my landlord would probably stretch it out another 30 or so for me if I asked. When do I put an offer in for a house I want? I am scared to do it now because what if my cash doesnt come in until July? I was thinking of waiting until the condo has a contracted buyer and then make on offer on my house, writing in that it is contingent on the condo selling. Any advice? What do people do when they buy a new house but need the money from the old one? Besides taking a loan- its not my property so I cant.
  14. Hi All- I am planning on buying a home this coming summer and am researching areas that are cheaper than where I am (Metro DC area). The issue I have is that I have biracial children (3 now- I just gave birth to my daughter Feb 3rd!!!) and want to make sure there is a good mix of people. I also want them to be in an area that is diverse so they grow up knowing there are different types of people. Any websites or places I can get this info???? Or from personal experience can you recommend some places? I am looking in MD, PA, and WV.
