I've read through some threads but didn't find what I was looking for. I am in the refinance process. Lender pulled our credit report and there was a medical collection from a CA under my account. Only TU is reporting it. I can't think of any outstanding bills. There's another person with the same name including middle initial as me who lives in the area. This person also has a similar birthdate (only the year is different). I think we may have even used a same medical office.

 

The lender first pulled our reports March 4 and then again march 5. The trade line shows it was updated March 5.

 

I don't know what to do since I don't even think this is my debt and I have never received any bills, letters, etc.

I guess I can't edit my OP. Anyway, I wanted to say that our lender is working with us on this and has reworked the refinance to push it through (everything else is positive and we have decent assets). In fact I am waiting for the appraiser right now. I don't know if starting the dispute process is the best thing. I do plan on speaking to my lender again for her thoughts. I guess I am just looking for some other thoughts. This board has been eye opening and I feel I have a much handle on things now. Thanks!

The data miners and JDBs ( junk debt buyers) love to poison reports when someone is in the middle of a mortgage application.

Follow the HIPAA letter program to get this deleted:

If you opt out and send the initial dispute letter to any CRA that has this unknown medical account on your reports you will likely get it deleted quickly.

I mailed out the letter certified on March 25. It still hasn't been received by TU. The last action was it departed the Philadelphia sort facility on March 28. It seems like others had their letters received quicker than that.

I called the USPS today and they told me it was still too early to order an investigation. On the website it says on or after five post office business days. So helpful. LOL I tried logging into Transunion today and I got Error 372 Disclosure is not eligible for dispute. I hate not knowing what is or isn't going on.

 

In the meantime we received our appraisal and it wasn't what I expected. I keep feeling like this refinance is just not meant to be. Oh and my loan processor mentioned that the underwriter was thinking about maybe making me pay the debt as part of the loan commitment. Um no. The refinance will definitely be off. I'd rather eat the money spent on the appraisal. She said we each have high enough scores to probably fight that off, but still it irked me.

If your credit is good except for the JDB poisoning your reports, I suggest you find another loan offer. The underwriter is following "orders" that is why these JDBs love to poison reports to hold up closings.

Who provided the appraiser that you paid for?? It is POSSIBLE that the Bank or Loan Co you are dealing with ( if they provided the appraiser) give instructions to the appraiser to lowball the figures. Take a copy of your appraisal to another appraiser and pay them for an evaluation /review of the appraisal, shouldn't cost more than $50.

Thanks Whychat. I'm trying to be patient. In the meantime while waiting to see if the USPS will try to find my letter is there any way I can check with TU to see if they received it? Like I said I tried to log in on TU today and got the error I posted in my last post. Thank you.

I am having the same issue with USPS as you were having. It has been stuck on Departed USPS Sort Facility for 5 days now. Did the USPS site ever update to delivered on your letter?

No, the USPS site never did update. Ironically, I opened up an investigation yesterday. I guess I need to cal the USPS back today and cancel it.

 

If it's been five postal days since you sent it call 1-800-ask-USPS. When you get to the main menu say, "lost mail". It will make you put in your certified mail number, give you the same info as online, then you can say customer service and you'll get a representative. Chances are it made it there, the information just didn't update from the arrival facility.
