I have a 3 year old debt with a previous apartment complex that i lived in while attending college out of state in California, and have since moved back to Alaska. I owed them 2 months of rent but was forced to leave early and they added additional fees that were 2-3x the due rent amount and also attached documents about a co-signer that did not apply to the lease that was in effect. The apartment manager turned the debt over to Southern Mgmt Systems and that is who I believe has to validate the debt now.

 

Can anyone give me advice as to how I go about validating the debt and what is required by SMS/CB's during this process? Which state's laws/statutes apply to the debt, i would assume California's but want to be sure? Also I think I will eventually have to negotiate a pay-for-delete or some reduced amount on the original $3200 they claim I owe. If there is anyone who can give me some pointers on how to do this and what laws/statutes I can reference in this I would greatly appreciate it!
