First off I would like to thank all the users here on CB for they're knowledge, expertise and personal experiences. All this information has helped me get my credit to where it is today but more important I've learned to use my credit as a tool.

Long story short my mortgage application is now in the underwriters hands. LO said it shouldn't be a problem and I'm expecting some conditions but I feel optimistic about it (I've always thought of my glass being half empty).

I feel my wife and I deserve this house and it would be really cool to have a new home for our baby boy due in March : )

You will be fine -= if you have done your homework here you are 10x farther than most first time home buyers

Good luck! I'm in the exact same boat right now, waiting on the underwriters with a confident LO but expecting conditions as well. It's nerve racking!

Thanks! The LO was actually surprised I knew so much about the process considering i've never applied for a mortgage.

Good luck to you aswell! I think my conditions will be to pay off one charge-off which I was expecting and if I need to lower my DTI I can sell my car ($330/month back to my uncles dealership.

Wicked nerve racking!

Oh yeah! Funny thing is I was at the house when my LO emailed me. Didn't get back to her and she's like everything alright you didn't reply back right away...I'm like yeah just busy. I usually reply to her in seconds.

Time for the next steps.
