I am in the process of purchasing a new home. I did an intial walkthru and tested the toilets, faucets, checked out the paint job, etc.

 

Should I hire an inspector? They have 1 week to fix everything pointed out.. then I do another walk thru. On a new home, is it necessary? About what does it cost?

 

THis is in northern california and the builder is Lennar/Greystone.

 

Please let me know your thoughts, thanks!

40 a month or 250 every 5 years hmm.

 

and the quality of the tanks etc now is so good they don't go bad as often. yes it will suck when it comes time to replace it in 30-40 years but at 40 a month you will spend nearly 15-20k and thats if the prices stay the same which they won't they will increase.

 

and septics depending on your soils etc can be gotten for 3500-13500 so unless you got crappy soils and need a special system your gettign a deal. septic pumping would be less too well atleast in my state but the government takes about a 75 dollar cut i think it might even be 100 now. my old nieghbors own a septic company and they have to drive a county away to dump it and pay a hefty fee.

Always, Always, Always, Always have a home inspection. The only people I have ever seen wave their home inspection right are developers, contractors, and people in a compedative bidding situation that could afford to spend major $$$.

Yes. You know, I feel so stupid for not checking where the dryer vents. Every house I have lived in the dryer vented through a wall to outside. In my current home it is vented into the attic! I never even thought of it until we noticed a dust problem in a room not used often. It also causes my clothes to take about 2x as long to dry, I'm burning the poor dryer up and the attic is a mess. I don't know if that is something an inspector checks for, I hope it would be. I sure could kick myself for not realizing that the vent was on an inside wall.

Sorry I didn't give you an update.. I tried w/ the credit union and no go because they said ratios were out of wack. I'm a bit annoyed that they said it was okay when I told them everything up front.

 

We agreed the attack plan would be to go w/ the individual broker I was working with and try and push that and then suggest the lender they were using and inform the preferred lender.. I did that and found that the preferred lender didn't have any ties w/ the lender.. and that he said those rates were good.

 

Closing is supposed to be next week.. and I just locked in at 4.5% for a 5 year jumbo, interest only loan. This is w/ my broker that I contacted.. he also said that the investor would be charging add-ons of 1.33% and that the broker is charging me .5% as well.. so I guess that means I am paying 1.83 in points, but getting the 4.5% rate for the 5 year fixed.

 

I'm still waiting to hear back from the preferred lender.. but I think he is waiting on greenepointe to come back and get final approval? but i think that rate is like 5.75% and the 2nd would be a heloc. With my broker, the 2nd is 7.25-7.5% for a 30 due in 15.

Reason 1. They may find things you do not and it is easier to get builder to step up.

Reason 2. Good inspectors provide you a binder/documents listing all that they saw this becomes a good selling tool if you sell in a few years.

Reason 3. Better :( than :evil:

thoughts 510....I am thinking .5% of your loan amount would get me to Hawaii for sure but I think we both agree that taking a chance with the timeline and filling MY wallet was not the answer....and for the record...the first preferrd lender.....who had all the experience....whata schmuck....... :wink:

 

 

Hey Loan Shopper I know you! I just told someone they could close a loan in 30 days and then i come to a post with a 90 day borrower :shock: In a perfect world 30 days is easy....but then again not everyone lives in a perfect worl huh :wink:
