Found out that they require 4 tradelines with postiive activity for two years,,,,,I have three so they will not do 100% loan. They will do 95% with my three tradelines...not gonna work, there's no way I can come up with $6500 so that one is a done deal for me.

And you have checked out a gifting program for the other 5%? If there is enough comps to support the value this might be a deal saver

my understanding is this is $$ at the closing table.....no gifting is accepted for them......I could be wrong but I am sure that is what my broker told me......I would need to bump the price by the gift percentage plus one in order for that to work.....I am reasonably sure this house will appraise high enough to do that but Creve-Coeur doesn't do gifting type loans.

 

I am approved (no pre but actually approved) with another lender for the same 95% will have to ask my broker if we can do a gift situation for that one.....

BH,,,,don't know, but it's a great thought.....my sis would do it in a heartbeat for me and she has GREAT credit.....do you know how long it would that for that to show on my CR??????

depends on the company with sears it was in the next reporting cycle, but with my loan i got to improve my crddit took them about 50 days to get that on. i don't know if one time was shorting casue it was only addign an AU and the one was longer cause i was appllying for credit.

Time ?? LOL what is that????? I am fast running out of time here....of course my life wouldn't be normal if I weren't operating in some kind of crisis mode.......LOL

 

I think I'll talk to my sis and see if she would be willing to do that for me, I know they have MC, Visa, Sears etc of course I wonder about the Sears one cuz they were a big part of my BK back in 96....

 

Got nothing to loose though......am trying to bump my EXP or TU by about 18 pts so I can get 100% financing on a house. Also the case numbers on my BK on EXP and TU are not the right numbers......there's alot of alpha info on them, am going to dispute as not mine and see what happens, unfortuantley the district court automated system still has all the info for my BK on it.......wish me luck, I'm gonna need it.
