For some reason the CRA's were cooperative in getting these disputes removed. I would say I spent only 30 minutes of effort in getting my comments removed from all of my reports. I did have to wait a couple of days for a response from Equifax, but all comments are gone.

all is good now. I got approved for the loan with three conditions:

 

(1) Letter of explanation for lates

(2) update home insurance with EOI that is before closing.

(3) seller to make the minor repairs requested in the appraisal; add downspout on water heater and replace smoke detectors throughout house.

What rate did you end up with and what re your 3 scores if you don't mind me asking.

loan is for $416k FHA30 @ 4.75%

 

monthly payment PITI is 28% of gross monthly income with front end at 28% back end at 36% ratios.

 

You guys are an awesome bunch of folks here that give advice that in my opinion is priceless! excited to close....hopefully everything else goes smoothly as my close date is May 11.

After reading this I checked my reports, almost every single item on my report says disputed by consumer. What is the best way to go about getting these comments removed?

You need to contact The bureaus and ask for the “Executive Customer Service Team” which will help you end the dispute. On your report there should be phone numbers to do this......otherwise you can google them

It will take some work to get through to someone but once you do they can usually get this done very quickly

a report that has all items in dispute will have a tough time with almost any underwriter as this is the practice that led to this guideline change -

Brian, I have a ? Pertaining to the account in dispute remark. I have a wells Fargo Home loan that is 0 balance 0 late but in the comment section it is saying account in dispute (for about 3 years)I just notice it. I am assuming that it is being taken out of the equation in regards to my FICO score because it is a positive trade line. I am concerned that if it was included in my scoring that my FICO would be higher. Yes; No; can I get your view on this senario sp(?)please. Thanks, Jazzy

Did you go through a mega bank, local bank, credit union, or mortgage broker?

I am dealing with EXACTLY this headache right NOW! I am waiting on HSBC to fax me a letter stating that they will remove the notation from all three bureaus and that there is no dispute on the accuount, luckily I actually have a person that is working on this now at HSBC and I have all of their contact info. Crappy part is I am in escrow. Loan Officer said that he still needs to send the letter to CREDCO(company that pulls the scores) and have them update my credit report to the lender so that it does not have those remarks. Will they do a rescore or just remove the comments fom all three bureaus with a letter from HSBC on company letterhead and a contact person/info?

 

Any chance you still have the contact info for HSBC? I need to do the same thing and get repeatedly told there's no direct line to the dispute department.
